If you are not using your tiny home as an ADU, you typically do not need permits to store an RV-certified tiny home on your property. However, not all cities allow RVs to be lived in full time.

Some cities and counties have tiny home ordinances that require an application or permit to legally place and occupy a tiny home. Please check with your local city or county.

RV tiny homes and traditional ADUs are different. Some places allow tiny homes on wheels as an ADU under specific ordinances.

Utilities

Similar to an RV, but without water tanks. Hookups are in the rear area. Use a standard water hose to connect to a water bib.

The propane stove and propane tankless water heater run on gas. Propane upgrades include the unit plus gas lines through the home. We recommend having a spare tank.

Homes are rated for 50 amps and 120 volts. You can temporarily plug in with an extension cord, but you should install a 50-amp receptacle near the home. If your site is only 30 amps, you can use an adapter.

We do not install electric stoves or tankless water heaters over 10 gallons because many require 240 volts. Our homes are rated for 110/120V.

No holding tanks. We provide a 3-inch sewer line in the back corner under the restroom. You can hard pipe to your sewer line or use a flexible RV sewer hose. You may need a clean-out installed near the home.

Yes — we offer a solar system with panels and a generator.

Solar may be a tax write-off up to 30% — confirm with your tax professional. Typical runtime is around 2–3 days without sun.

Standard insulation includes R-13 and R-19 pink insulation. Upgrades include 1 inch foam, Rockwool, and R-23.

Standard max for transport is 8' wide and 13'-4" tall. Taller or wider units require additional permits to tow.

We also build park models up to 10' wide. This becomes a wide load requiring special transport permits.

Yes. We offer regular-sized bathtubs. We recommend a 24–30 ft home length so we can enlarge the restroom area.

Yes. Our homes are engineered to meet California seismic design requirements under Seismic Design Category D, following the 2019 California Residential Code and ASCE 7-16.

Tow vehicle capacity should be at least 2,000 lbs more than estimated total weight including furniture.

Delivery

Yes. We deliver to all 50 states. We currently have tiny homes in Hawaii, Oregon, Texas, Washington, Nevada, Arizona, Colorado, Minnesota, Florida, and more.

Alaska & Hawaii: Delivery fee covers transport to the Port of Oakland only. The customer is responsible for arranging and covering transport from the port to their final destination.

Ordering

  1. Select your tiny home, get an estimate, and do a tour.
  2. Submit your deposit and signed purchase agreement.
  3. Design selections — flooring, paint, countertops, roofing, and siding.
  4. Receive a proof for final approval.
  5. Send the first half of your balance and build begins.
  6. Final balance is paid and delivery is scheduled.
  7. Delivery and walkthrough inspection.
  8. Move in.
