Pacifica Tiny Homes are the first tiny home company to have their tiny home plans for the 20 ft. Bay Cottage to be approved and certified through the state of California to be used as legal ADU's and are factory built tiny homes. 

The accessory dwelling unit, or ADU, is also known as an in-law or mother-in-law unit, secondary dwelling unit, granny flat or carriage house. An ADU has its own kitchen, living area and a separate entrance. An ADU may be attached to a house or garage, or it can also be built as a stand-alone unit, but it generally will make use of the water and energy connections of the primary house.

Why an ADU?

Buying one of our Bay Cottage ADU's is a great option for people looking to aid with the housing crisis. Many cities have reduced the permit fees for ADUs to make it easier for homeowners to have an addition on their property, which they can then use to provide more housing in their community. Because of the rising rent and house costs, many people can no longer afford to buy their own homes, so many people are looking into ADUs to help their adult children and their families save money.

When you buy a tiny house from Pacifica Tiny Homes, we will provide you with our guidance for a successful ADU approval, and a package to submit to your local Planning Department which includes: plot plan designing and submittal, tiny house architectural drawings, corrections, and CA ADU inspection fee and insignia. If corrections are required, we will make the necessary corrections and communicate with the Planning Department. 


This model comes fully furnished with the essentials: sofa bed, ac/heater unit, cooktop, refrigerator, Formica countertop, shower, toilet, sink, television, water heater, fold down table, stairs that serve as closet storage, Formica countertop, and humidity sensor. ADU homes will be made with a shingle roof,  shiplap/cedar siding interior, and approved engineered foundation.

Custom Options

Each home has some custom options included in the price that you can choose to make the tiny home more of your own, such as: floor color, exterior paint color, countertop, ceiling fan or chandelier, sofa bed color, refrigerator color, and other choices. 

ADU Customer Requirements

  1. You must be the owner of the home and have a backyard.
  2. Due diligence: Call your planning department, provide your address, and find out if a detached ADU is allowed in your backyard and zoning area.
  3. Check with your city regarding the setbacks for an ADU. (Size varies depending on each city. By setbacks we mean the cities requirements for the space needed between the structure and your property line, meaning from the rear of your property, the sides, and from the main home or any other structures found on your property. Some people's backyards might be too small to qualify.) 
  4. It is the customer's responsibility to contract a professional to run and install the utility connections for the sewer, water, and electrical.
  5. Customer is also responsible for paying the permit fee for your Planning Department

We are not liable for any fines or legal issues that you may encounter. Due diligence on where to place a tiny home is the buyer’s responsibility.

Why does an ADU Cost More?

Please note that the price for an RV tiny home and for an ADU are completely different. The process for an ADU is more extensive, and will require additional costs on the part of the home owner to make it legally part of their property. This requires going through the city, an application fee, submitting plans, making corrections, a foundation, permit fees, and hiring a plumber and electrician to make permanent hookups for plumbing, electrical, and water. Our price for an ADU takes care of some of this work, but not all. We dedicate ourselves to helping you get the approval from the city, and building the home, all other things are additional.

Our ADU price does not include the permit fees and other costs, because prices vary by city and the complexity of each person's property is very different. 

Despite the added costs that may come with using one of our tiny homes as an ADU, it is a much more affordable option, considering that an estimate from a contractor can cost you at least $150,000 for a similar design, if not much more.

While the legalization of tiny homes is still a work in progress, activists and organizations such as the American Tiny House Association are hard at work trying to work with cities across the country to legalize them and make it much easier for people to make them part of their property.
